Notice of Public Hearing on Tax Rate – September 10, 2024

The South Shore Harbour MUD No. 7 will hold a public hearing on a proposed tax rate for the tax year 2024 on September 10, 2024, at 11:30 AM at 2500 South Shore Blvd., League City, Texas. The proposed tax rate may affect your individual taxes depending on changes in the taxable value of your property compared to other properties in the district.

Key Changes in Tax Rates

  • Proposed Tax Rate: The proposed tax rate for 2024 is $0.390000 per $100 of value, a decrease from last year’s rate of $0.411200 per $100.
  • Percentage Change: This represents a 5.16% decrease in the tax rate.
  • Impact on Average Residence: The average residence homestead taxable value has increased from $395,007 last year to $414,476 this year. As a result, the tax on an average residence homestead would decrease slightly from $1,624.26 to $1,616.46, a reduction of $7.80 or 0.48%.

Your Rights as a Taxpayer

If the district adopts a combined tax rate that increases taxes on the average residence homestead by more than eight percent, taxpayers have the right to petition for an election to reduce the tax rate. This is part of the ongoing effort by the Texas Legislature to limit the rate of growth of property taxes in the state.

Austin Lake Bulkhead Update

Dear South Shore Harbour MUD7 Taxpayer and Residents,

The MUD7 Board of Directors has selected Shirley and Sons to complete the installation of a new bulkhead around the perimeter of Austin Lake according to the recommendations of our District Engineer. The Board of Directors is working with the District Engineer to address some of the erosion concerns around the lake. Also, an arborist will be used to trim or remove any trees as required to complete the project.

The district engineer is in the process of setting up the preconstruction meeting with the contractor and finalizing the contract which the board expects to sign at the next monthly meeting. After this meeting we will have a better understanding of when the project will start and how long it will take and provide some updates via our website or email blast.

To reiterate the points from the previous letter sent out with the HOA, the paths around Austin Lake will be impacted using heavy equipment and movement of machinery and materials, including increased noise and uneven ground in the area. Some path areas may be closed for safety purposes. The District, via our engineer, will monitor and inspect the project daily during active construction.

The Board very much understands that the community may have concerns and that there will be an inconvenience to the residents during construction. We believe the result will be worth the temporary inconvenience in order to provide a lasting bulkhead that is both aesthetically pleasing and well-constructed. South Shore Harbour MUD No. 7 Board of Directors Is Seeking to Fill Two (2) MUD Board Positions

Dear residents of South Shore Harbour MUD No. 7:

The MUD Board would like to fill two (2) positions to the Board of Directors and encourages those residents interested in serving the MUD to please reach out to the Board via the MUD’s website at board@sshmud7.org.

For a better understanding of the Board’s operations, feel free to review the website or attend the upcoming May 9th meeting.  The Board currently meets every 2nd Tuesday of the month at 11:30 a.m. and will also be holding a Special Town Hall meeting on May 11th at 7:00 p.m.

Previous meeting minutes, governing documents, and current MUD projects may be found on the District’s website.  The Board looks forward to hearing from you and answering any questions you may have regarding these positions.
